Because we self-perform framing, drywall, and finish work and coordinate our own electrical and plumbing, there are fewer subs to chase and fewer excuses on the schedule. Most of our TI work in the Central Valley and East Bay comes from repeat landlords — that only happens when jobs close out clean.

How long does a typical tenant improvement take?+
A light refresh can run 2–4 weeks; a full build-out of a 2,000–5,000 sq ft space typically runs 8–14 weeks including permits. We give you a written schedule before work starts and flag anything that could move it — usually permit review times, which vary by city.
Can you work while the building stays occupied?+
Yes. Most of our TI work happens in occupied buildings. We phase the work, contain dust, schedule loud trades for off-hours where needed, and keep exits and common areas clear and code-compliant throughout.
Do you work with tenant improvement allowances?+
All the time. We build the scope to your TI allowance, document costs the way landlords and lenders want to see them, and tell you early if the wish list and the allowance don't match — not at the end.
